Island Walk - two Communities in two different Locations

It is a little confusing because there are two Island Walk Communities on Florida's Gulf Coast. Island Walk at the West Villages, which is not a 55 plus community, is a part of Venice's new Wellen Park, while the other Island Walk, located in Naples, is legally a 55+ Community. Both lifestyle communities are developed and built by DiVosta, a home builder known for building high-quality homes in the South Florida area for over 50 years. Therefore, the layout of the communities is pretty similar. All homes are sitting on little peninsulas, many of them are interconnected with small bridges. That way, almost every home has a water view. Both Island Walk communities are maintenance-free and both communities offer an abundance of amenities. 

You need to make a Decision

The Naples area is also a great location and there are wonderful communities offering an exquisite lifestyle. People say that the Island Walk in Naples maybe a little  more upscale; however, we do not want to start a matching competition. Island Walk at the West Villages is part of the Wellen Park Community, close to the Gulf beaches, Venice, and Sarasota.  A perfect community in a perfect location.

What are your Options in Island Walk

Island Walk and Gran Paradiso are the most developed communities in Wellen Park. Therefore, Your chances of buying a new home (ready-to-move-in home) or building one according to your specifications are getting more limited every day.  Pretty soon, Island Walk will be completed, and homebuyers can only choose between retail homes.


However, that does not mean that homebuyers have limited opportunities. Island Walk has a stunning selection of patio homes/attached Villas (duplex homes), townhomes, and single-family homes. Homes range from just under 1,400 square feet up to more than 2,700 square feet. The smaller homes come with two bedrooms while the larger homes have up to four bedrooms and three baths. The age of homes is not really an issue. The oldest ones are a little over 15 years old, while most of the homes were built after 2012.


As aforementioned, new construction is still available. Therefore, it might be worth to explore the collection o open-concept single-family homes and attached villa designs if you are looking for new construction. Villas are starting in the mid to high $200s, while price tags for single-family homes are starting in the low $300s.

Additional Information about Island Walk

About two-thirds of the Wellen Park improvement district is within North Port city limits, including the Braves complex, proposed West Villages Town Center, and the neighborhoods Gran Paradiso, Island Walk, The Preserve, Renaissance, and Oasis. Although Island Walk has a Venice zip code, the community's location is not in Sarasota County.
